CareTrust REIT Announces $62.1 Million Acquisition of Two Nursing Homes in Separate Transactions; Pipeline Replenished Page 1

CareTrust REIT, Inc. (NYSE:CTRE) today announced the acquisition of two nursing home facilities in separate transactions for an aggregate investment of approximately $62.1 million. On August 29,^and2024, the company acquired a 125-license nursing facility in the Mid-Atlantic. Separately, on August 7^andIn 2024, the company closed on an investment in a 134-bed nursing facility on the West Coast.

CareTrust’s investment in the 125-bed Mid-Atlantic facility, including transaction costs, was approximately $37.7 million and will generate an initial annual base rent of approximately $3.4 million. The company has leased the facility under a new 15-year NNN lease, which includes two 5-year renewal options and annual CPI-based escalators.
