World class cricket stadium, food, cultural centre: Omaxe announces Rs 2,500 crore real estate project in Delhi’s Dwarka

Real estate giant Omaxe Group has announced the launch of ‘The Omaxe State’. The company said the project, spread across 50.4 acres in Dwarka Sector 19-B in New Delhi, will be India’s first integrated 5-in-1 destination for sports, retail, hospitality, food and culture.

According to company sources, the project is expected to be completed in 2027.

“We have made the launch announcement, construction will start soon. We are also in talks with partner companies to start construction next month,” the sources said.

Omaxe said in a statement that the project is being developed in collaboration with the Delhi Development Authority (DDA) under a public-private partnership (PPP) model, with an investment of over Rs 2,500 crore.

“Delhi, with a population of over 3.3 crore, has been waiting for a world-class cricket stadium for a long time. The world’s second most populous city has been missing major World Cup and IPL matches since the World Cup semi-final between India and England in 1987. Omaxe State will have a modern ICC and FIFA standard world-class International Cricket-cum-Football Stadium with a seating capacity of over 30,000, as well as an international multi-sports indoor stadium that can accommodate 2,000 spectators,” Omaxe said.

The project follows in the footsteps of iconic landmarks such as Queen Elizabeth Olympic Park in London, Accor Arena in Paris, Singapore Sports Hub and Melbourne Olympic Park and will revolutionise India’s sports and leisure landscape, the company said.

“This groundbreaking project will fill the gap and aims to bring back world-class sporting events to Delhi, provide an unparalleled experience and give the people of Delhi the opportunity to play, shop, dine and be entertained like the rest of the world,” Omaxe added.

To put India on the world map, a new state is being developed: The Omaxe State, with 5 districts – The Sports District, The Shopping District, The Hospitality District, The Food District and The Social District. The Omaxe State aims to combine commercial, sports, hospitality, social and food facilities to create a unique experience in the heart of India, the company said.

A highlight of this development is the Food District, inspired by London’s Covent Garden and Carnaby Street. It will be India’s largest F&B space, spanning over 5 lakh square feet, featuring over 40 fine dining restaurants, night and day clubs, sports bars, three drive-throughs, a large food court, rooftop restaurants, food kiosks, food trucks and banqueting facilities.

To enhance its appeal, the project features India’s first Air-Conditioned High-Street retail area, with storefronts stretching across 4.2 km, making it the largest private commercial development in Delhi. With 75% of the retail space on the ground floor, it leverages the superior performance of ground floor retail. The first floor offers additional retail spaces, a food court and a five-screen multiplex, all designed with store heights of 18 and 36 feet to offer a grand luxury shopping experience.

Besides retail, The Omaxe State includes Delhi’s most exclusive invite-only sports and recreation club, a 75,000 square foot E-Sports arena and a 148-room hotel. The complex also features a grand banquet hall with multi-level parking, an event arena for social and cultural events, an Olympic-size swimming pool and top-notch facilities for tennis, badminton, squash, basketball and football.
